Consulted Proposals

Tide has submitted proposals which leveraged the established planning principles of the approved application from Dominus. We are planning to develop a 424-bed student accommodation scheme spanning 23 storeys at 13-19 The Green. This development aligns with the emerging context, including at Merrick Place, while adhering to the Heathrow flight path limit.

Key elements of the proposals include:

  • Sustainable Redevelopment: Our proposal aims to redevelop a brownfield site, providing high-quality student housing in a scheme across 23 storeys.
  • Student Amenities: The building will feature a variety of student amenity spaces from the ground to the second floor, including areas designed to enhance resident life and natural surveillance to reduce anti-social behaviour.
  • Facilities: We will offer cycle storage facilities and a 24-hour staffed reception.
  • Public Realm Improvements: The project will include high-quality landscape design at ground level, widened pavements, direct desire lines, and integrated street lighting to significantly enhance the surrounding public realm.

Key Benefits:

  • Affordable Student Housing: We will aim for 35% of bedspaces to be available at affordable rents for students.
  • Accessibility: 10% of the rooms will be developed to be fully accessible.
  • Housing Demand: Our plans will help meet the demand for student accommodation across London, alleviating pressure on traditional housing often occupied by students, thereby freeing up housing for families.
  • Sustainability: We are targeting a BREEAM ‘Excellent’ rating for the development. By utilizing modular construction methods, we can speed up delivery time, reducing disturbance to neighbours and further enhancing the scheme’s sustainability.
  • Urban Greening: We will deliver new landscaped public space, facilitating planting and urban greening on the site, contributing to a biodiversity net gain.
  • Economic Benefits: The development will bring additional economic benefits through increased spending and footfall in local shops and services.
