Car-free scheme

  • The site is being developed as a car-free scheme, meaning there will be minimal impact on local highways and no additional pressure on neighbourhood parking.
  • The development will provide 318 cycle parking spaces across two levels, including options for oversized cycle storage, further encouraging sustainable travel modes for our residents.

Servicing

All servicing, including refuse collection, will take place on site with minimal impact on traffic and the community.

Ground Floor Bin Store

  • Servicing will be collected from a designated layby on Hortus Road.
  • The management team will rotate and position the bins on collection days, ensuring easy access for students and maintaining cleanliness and order within the building.

Sustainable Construction

We will use modular construction methods during the development of 13-19 The Green.

What are modular construction methods?

This approach involves constructing most of the development off-site in a factory-controlled environment as modules, which are then transported to the site and integrated into the broader development. Tide is a market leader in Offsite Manufacturing Methodologies (OSM) and will utilise these methods during the development.

Biodiversity

This scheme will achieve a net gain in biodiversity, as required by Policy G6 of the London Plan.

We will aim to maximise urban greening and planting at the ground floor, Level 2, and roof level, alongside the space required for plant, equipment, and amenity provision. This will include a mix of trees and shrubbery to green these spaces, while ecological enhancements will be included in the development to further enhance the site's biodiversity.
